We started the journey knowing little about our dream house. During the exploration process, Chiu-ho has always been super responsive, helpful, kind, and professional. There were a few moments during the 9-month process when we felt frustrated and wanted to settle for a sub-optimal choice. My house searching journey has been on and off over the past ~5 years. I decided to invite Chiu-Ho to become my real estate agent because we've known each other since college, and I really enjoyed reading his articles about real estate. We first looked at houses together back in 2017/2018. However, due to my indecisiveness, I never pulled the trigger until late 2022 when my husband and I resumed house searching. We resumed because Chiu-Ho reached out and told us it was a relatively good time to buy considering the market. Turned out he was right.

Chiu-Ho puts customers first and never comes across as pushy. He learnt his customers' needs and worked hard to get them the best without compromising. My husband and I actually came across a house we liked a lot on our own. When we shared with Chiu-Ho, he analyzed the property, let us know the pros and cons, and ultimately told us it was our decision but if it were him, he wouldn't have bought it. This showed that he wasn't trying to just make any transaction happen to profit himself. He paid attention to resale value, appreciation potential, etc. that would become important down the road. We ended up giving up on that house and are happy with our decision.

With Chiu-Ho's help, I was able to successfully win my current house - it was my first bid ever for any house! I definitely had a huge cold-feet moment and talking with Chiu-Ho back then was helpful to get me over the hump. The loan agent he recommended was great too - everything went through very smoothly. He even invited a contractor he works with to come look at the house with me before closing to give me a better sense of work needed - how much time and cost, etc.

After we moved into the house, we realized the fridge was not cooling. We had thought that the previous owners put the fridge into demo mode to save power, but turned out some parts were broken. I hired someone to come fix it and asked Chiu-Ho whether he could reach out to the seller's agent/previous owners to get us reimbursed, since I felt strongly that all furniture/appliances included with the house purchase should have been working. This was roughly a month after closing and we understood we didn't have much ground unless we could prove the fridge was malfunctioning before closing. Chiu-Ho reached out for us anyway and was able to get a good chunk of our repair expenses reimbursed.

It was great working with Chiu-Ho. No matter where you are in your current home buying process, we highly recommend Chiu-Ho!

We started looking for a home since August 2022 in a weird downturn housing market amid rapidly rising interest rates, but Chiu-ho, our real estate agent, was a rockstar throughout the process. He showed incredible patience and worked with us to find the perfect home, even when we decided to pass on the first one that Chiu-ho has almost secured. There were times when we felt like giving up due to high-interest rates and lack of inventories, but Chiu-ho was always there, cheering us on and reminding us that he had all the time in the world.

For our last bid, the seller initially rejected our offer because of the market conditions, but Chiu-ho had suggested meeting the seller in person, and that made all the difference. 在這幾個月，我和我老婆不但找到了預算內最好的房子之一，同時，也找到了灣區最好的agent, 沒有之一。

在決定要買房之前，早已久聞久禾的個性、實力、與辦事方式，再加上身邊與久禾合作過的朋友們也都不遺餘力地推薦，於是今年初決定買房時久禾當然地是我們的不二人選。雖然我們夫妻倆在台灣有不少看房經驗，但美國與台灣的狀況實在相差太大。首先，在台灣真的不太可能遇到像久禾這樣是完全從客戶角度而非個人利益出發的agent。其次，single family house要注意的地方與台灣常見的大樓迥異。久禾在前幾次看房不斷地提點所有該注意的事項，也為我們後來大量看房階段打下良好的基礎。再者，美國的selling list price和競標策略更是與我們熟悉的天差地遠。

整個過程中，久禾謹慎的作風也勸退了我們出價一些我們第一眼很喜歡，但實則有潛在風險的房子。更重要的是，身在一個已經持續多年的賣家市場的拐點，久禾適時地建議我們緩下來觀察狀況並分析他的觀察與理由。而久禾的推測也都在我們接下來的看房過程中一一得到驗證。市場正在往買家市場傾斜。在這個一方面房價微微下調，但另一方面利率在時不時地上升的不確定性極高的局面下，很幸運地有久禾帶著我們度過。我們最後，當然，也用了低於預算上限不少的價錢買到了我們十分滿意的房子。

我在兩年前就已經跟房地產經紀人在灣區/林久禾 接洽過幾次賣房的意見，都是處女座的我們對於很多細節上都非常要求，在決定要賣房子的時候跟過去與他買賣房的客戶打了幾通電話詢問經驗，得到的都是很好的回應，於是我們交談過幾次了解彼此的個性和目標後，決定一起合作。

“我不做利益衝突的事。”
最開始本來想請久禾當dual agent，看看是否直接跟我的租客達成交易省下中間3%的仲介費用，可是久禾盡量避免造成雙方利益上面的衝突，除非雙方都非常清楚之間的利害關係。最終雖然也沒有跟租客談好賣房條件，不過這證明了久禾是直接且正直的房仲，我也更加信任他處理接下來的賣房事宜。

很瑣碎的裝修細節
設計和裝潢的過程中，久禾給予我很大的空間發揮和配合我的想法去要求工班和園丁施工，並且跟staging company 居中協調幫我調整布置風格，讓我可以嘗試自己想要走的路線和風格上市。雖然我本身跟設計和美感根本掛不上邊，就只能靠著工程師愛實驗的精神和過去買房、看房的經驗來依樣畫葫蘆，如果今天是跟著大agent來做的話我相信我沒辦法有那麼大的彈性來做到我想要嘗試的風格。

清潔、裝潢、施工、擺設、簽約、撥款，每一個步驟我們都雙向保持良好溝通，久禾合作的施工團隊都非常地負責，價位也十分合理。舉例來說，有一片重種的草皮在上市前幾天鋪好之後，我發現有幾塊草皮品質略差，當下立刻告知久禾和園丁處理，隔天園丁就來把整片草皮換新。對於一些比較雞毛蒜皮的事情，久禾也不厭其煩的聽我的意見並且跟其團隊更改一些裝潢上面的細節。

預算上久禾適時地給我建議，讓我從全木板換成部分地毯，還有前後院草皮的構想拉回到用木屑代替，一來一回之下久禾替我把關了預算讓我能把支出鎖在我們最一開始的上限而不是沖昏了頭的做。
賣房方面，久禾善盡到賣方agent的責任，跟我提醒到許多該注意到的事情，對於多年前房屋遭入竊的事情久禾建議我們遵照道德上的最高標準予以揭露，雖然我在網路上搜尋到有些人是說不需要的，但是久禾還是會考慮到未來有可能會back fire的可能性，給予我適當的建議，讓我們賣房後不會再有任何壓力。在填寫賣方問卷時也給我很多建議讓我能夠以其他的補充方式盡量去抵銷負面的缺點，進而提高成交的機率。

久禾懂得利用網路優勢增加網路曝光點擊率。同一時間在賣的物件，網路點擊率只有我的房子的一半，可見得我的曝光率的確高出對手許多，大幅增加成交機會以及價錢。他也教我一些賣房守則及策略，讓我們可以避免跟別的賣家競爭以及怎麼掩蓋我們的弱勢、多宣傳我們的優點。
最後的offer數量略低於我們的預期，但是久禾把握住手上的offers並且在最後能夠讓對方成功加價，達到超過我們預期的成交價格，這也是需要一定的耐心和手腕才能順利走完最後一哩路。

我想這個交易的成功是建立在我們彼此信任和充分溝通協調的過程中自然而然的達到最理想的結果，最終我們的成交價創下當時該區域史上的單位平方呎的前三高價!

對於第一次買房來說，我個人覺得最重要的就是找一個自己可以信任的agent. 在決定合作之前，久禾很誠實地跟我說他對我感興趣的區域並不熟，但是因為我相信他的專業以及團隊，還是決定跟他合作。真正開始看房才更加認識到仲介的重要性，即使已經在網上讀了很多資訊，現場看房的時候還是需要倚靠仲介長年的經驗，比如地板的材質、管線的配置、潛在的問題、裝修可能需要的費用等等，有經驗的房仲在看房時就能大略評估。

久禾也在一開始就跟我說大概會一起看十間左右的房子，對自己的需求與預算有更多了解後再開始出價，在看房時也非常耐心地跟我解釋各個細節，更重要的是，久禾在我還沒準備出價前就帶我看了一遍inspection reports, 讓我在看似堆積如山的報告中能夠找到頭緒。

在挑房子的時候，除了我的去除條件（鄰近鐵路、墓地）之外，久禾也提醒我要避開路衝、大馬路、飛機航線、淹水區、保溫性不佳的建築結構等缺點。久禾告訴我這些房子雖然比較便宜，但是住起來比較不舒服，日後也比較難賣。這讓我們快速地聚焦在少數有潛力的物件上。

在看到合適的物件後，久禾就將該物件的報告傳給我，並帶我閱讀各個應注意事項。在確定我想要下購屋要約之後，久禾專業地為我計算該物件的「合理價」，並且告訴我兩個知名網站的估價應該是偏高。在知道賣方是採用「先到先審制度」之後，久禾建議為購屋要約訂定有效期限。在賣方回價後，久禾建議我承擔一點風險再次回價。這兩個建議讓我以「非常理想的價格」買下該物件。如果沒有久禾建議，我覺得成交價會高出不少。

I learned Chiu-ho from his Facebook page and website. There was a lot of information that was important to first-time home buyers: (1) the process of home purchase, (2) the title report, (3) properties or conditions to avoid, (4) the trend of the price, etc. After reading all of the contents on Chiu-ho's website and comparing other information on the Internet, I believed Chiu-ho was trustworthy. I decided to choose Chiu-ho as my buyer's agent.

When we were searching for properties, in addition to my filters (e.g. avoid rail roads or cemeteries), Chiu-ho suggested avoiding properties on a T-intersection, properties on a multi-lane street/avenue/road, properties under aircraft airway, or properties with suboptimal architecture. Chiu-ho told me that even though those properties were less expensive, they will be less comfortable to live in and it will be more difficult to sell them in the future. His suggestion helped us focus on a few properties with potential.

After we picked a property that fit my needs, Chiu-ho sent me the title report immediately. We discussed several items in detail. After I decided to make an offer, Chiu-ho gave me a fair price estimation and told me that the price estimations on the well-known websites were higher than the fair price in his opinion. After knowing the seller was going to review offers in first-come-first-reviewed order, Chiu-ho suggested I set an expiration time in my offer. After the seller returned a counter offer, Chiu-ho suggested I take some risk and counter the counter offer. These two suggestions helped me strike a great deal. Without Chiu-ho's advice, I think I would have paid much more.

I enjoyed my home buying journey with Chiu-ho. If you want to buy real estate in the bay area, I strongly recommend Chiu-ho.

My wife and I began to dabble in the San Francisco Bay Area real estate market late this summer. We started off knowing very little apart from the fact the market was competitive, and properties appreciate with the highest rates in the country. Chiu-Ho started working with us after an unfavorable experience we had with another realtor locally. From the start, he insisted that we visit several properties - at least twenty, to get a better idea of what we want, and where we're able to make compromises. That immediately set the tone that he was in for the long haul, and was willing to work with us and help educate us on the market. That proved to be true the entire time! Not once did we ever feel pressured to make an offer by Chiu-Ho. He always provided his honest and informed opinion, and would speak up if he found it unwise to move forward with an offer. That was incredibly reassuring. Before we even knew what a disclosure packet entailed for a listed property, the focus was just to scope out what we wanted. Chiu-Ho had a plan - approached like a true leader, knowing that the best solution is to properly educate his clients. I'm not making this up.

For awhile, my wife and I went back and forth on going for either a townhouse or single family home, and Chiu-Ho remained patient and continued to support us, providing his insight when needed. When we were ready to make our first offer on a single family home, this was the first opportunity for us to read through disclosures and inspection reports provided by a seller. Chiu-Ho also supplemented that process for other homes - some with not the best disclosures, and some with typical issues that are common to most properties. When it came to making the offer, he walked us through various contingencies, and what it meant to not have any. For this first one, we didn't get into contract, as he predicted. We bounced back immediately from this and continued our search.

We went to several places - townhomes and single family homes. My wife and I started to lose faith that we would find something. We were concerned that our "checklist" to screen properties before even going to open houses was too stringent. Chiu-Ho insisted that wasn't the case - and hung in there with us.

Eventually, after much deliberation, the second single family home we really liked met all of our requirements that we didn't want to compromise on. Chiu-Ho immediately came up with a plan. I'll never forget the conversation my wife and I had that night, which concluded with, "let's give it a shot." The next day, WE WERE IN CONTRACT, just like that! We couldn't believe it.

I wish I could write more. Chiu-Ho is an incredible professional, a true master of his art. When escrow concluded, I made it clear to him that what he did for us wasn't anything less than extraordinary. His support, wisdom, and guidance are unmatched. I had to tell this story, so others could grasp what we experienced.

If you are a first-time home buyer, I highly recommend Chiu-Ho because of the following reasons.
First, Chiu-Ho is willing to help no matter when you plan to purchase a house. We contact Chiu-Ho in May and told him that we may not move fast as we targeted to get a home by end of this year. Chiu-Ho still spent time walking through everything we need to know in advance and followed our pace to schedule open-house appointments. He never pushed us to decide.
Second, Chiu-Ho can help you to build a knowledge base quickly. It’ true that there are already tons of resource online, while if there is someone who can point out important factors for you, guide you how to read the title report and inspection reports, and answer your questions any time, that will be super helpful!
Chiu-Ho has his house choosing principle. Those may not apply to everyone but were good for us to start with. Every time after we visited open-houses, Chiu-Ho would discuss with us to understand our needs more. He tried to help us to avoid potential risks, at the same time he listened to us and encouraged us to think from different perspectives.
Lastly and I think this is the most difficult part to a first-time home buyer, Chiu-Ho can be a good pricing consultant. We relied on him a lot for bidding. The bid we won was with two rounds. Chiu-Ho checked with the selling agent so suggested us to bid with a relatively conservative price first. As expected, we got the ticket to second round and our offer was accepted in the end!
In total we were in the market for 1.5 months, visited 30 houses, and placed 3 offers. It was sooner than we expected but we are satisfied with the result. It was a pleasure working with Chiu-Ho!

I would like to recommend Chiu-Ho to home buyers at any stage.
We contacted Chiu-Ho after reading many of his articles about market analysis and home purchasing/property selling experiences. With an engineering background, he has a very analytical point of view which helps you to come up with the best strategy regarding the price.

As our consultant, he spent 2 hours with us guiding us through the details of the home buying process, and most importantly, things that most of the home buyers might neglect. We were interested in buying a house for a while, therefore I personally did a lot of research online such as the school zone, the history of the property…etc, I felt that I know most of the tricks in this process.
However, Chiu-Ho taught us things that we need to pay extra attention to. Those things are the ones that I as a layman would never think about. After consulting him, I learned that I have to at least know something about the structure of a house, the type of the foundations, how the drainage system was designed, and maybe the electric power distribution system if you want to install a new A/C. If Chiu-Ho is your agent, you don’t need to worry about any of this stuff.
Besides things we need to pay attention to when looking for a target, he also gave us some tips about making offers based on his experience.

A good real estate agent can save you hundreds of hours in this process and potentially a good amount of money. From my interaction with Chiu-Ho, he is very knowledgable, very patient, and very experienced. He answered like a hundred of our questions. It will be very lucky to have Chiu-Ho as your real estate agent, I highly recommend him.

It is with my great and sincere pleasure to recommend Chiu-Ho as my buying agent, who has made this experience a wonderful journey.

As a first-time home buyer, I was less mature and prepared at the beginning. During the hunting process, there were many times I intended to bid a house, but he actually advised against it, either because there were some fundamental issues about the house, or it’s simply overpriced. Although this advice is in fact against his own benefits, he did it because he put customers’ benefits at the first place. To my surprise, for some weekends when I’m not available, he even voluntarily went to some open houses alone for me to save my time, and only picked the best ones to discuss with me.

In addition, he never recommended rushing to a decision on the first visit to a house. When we found some good candidates on the first visit, he always suggested coming back a few more times to make sure I truly love the house. Sometimes he even voluntarily went to the address many times to check the neighborhood and parking condition at different times of the day. He also believes we cannot only judge from the look of the house, but must read the home reports very carefully. He guided me through reading them, helped me identify the most important parts, so that I can better take these into consideration when making an offer. I really learned a lot from him.

He is also very good at negotiating the price with the seller. When I first met my dream house, I couldn’t wait making an offer since I was afraid it would be picked up by others. But he suggested me to hold on, did a thorough market survey, and talked to the listing agent several times to better understand the situation and persuade the seller. In the end, the house I bought is 50k below the price I originally intended to offer!

Even after the house is sold, his service didn’t just stop from there. He helped contact different contractors regarding different issues he observed from the house, and gave advice on the priorities of the issues to fix. Moving to a new house is always a hassle, but his help really made the process much easier and painless.

I once joked: I may not have found the best house during this journey due to my budget, but I definitely found the best agent. Thank you Chiu-Ho, thank you for all the help and advice that made this trip a flawless experience in my life.

Before I started my career as a real estate agent, I found it quite difficult to find informative articles or websites that provided accurate information catered towards buying and selling houses in the San Francisco Bay Area. Yes, there are some out there on REDFIN or Zillow, but those are not catered specifically towards the San Francisco Bay Area. Sometimes, even tips and facts regarded as common knowledge aren’t applicable and outdated from a Bay Area perspective. My original intention of starting this blog, was to help shed some light on the seemingly inscrutable real estate market. As a real estate agent who has been practicing for many years, I wanted to provide accurate and relevant information to those who might be interested in buying or selling a home.

WHO AM I?

My name is Chiuho Lin. I first found my calling for real estate in 2015, while I was looking for a new home in the San Francisco Bay Area. I found myself inexplicably drawn to this profession and after meeting hundreds of real estate professionals, I made the decision to become a real estate agent myself. To me, being a real estate agent is rewarding not only because I love meeting new people, but also because I have the privilege of helping them find their new home. A home is an essential aspect of people’s lives where families make happy memories together. I am so glad that as a real estate agent, I can help make their vision a reality.
