My wife and I began to dabble in the San Francisco Bay Area real estate market late this summer.
We started off knowing very little apart from the fact the market was competitive, and properties appreciated with the highest rates in the country. Chiu-Ho started working with us after an unfavorable experience we had with another realtor locally. From the start, he insisted that we visit several properties - at least twenty, to get a better idea of what we want, and where we're able to make compromises. That immediately set the tone that he was in for the long haul, and was willing to work with us and help educate us on the market. That proved to be true the entire time! Not once did we ever feel pressured to make an offer by Chiu-Ho. He always provided his honest and informed opinion, and would speak up if he found it unwise to move forward with an offer. That was incredibly reassuring. Before we even knew what a disclosure packet entailed for a listed property, the focus was just to scope out what we wanted. Chiu-Ho had a plan - approached like a true leader, knowing that the best solution is to properly educate his clients. I'm not making this up.
For a while, my wife and I went back and forth on going for either a townhouse or single family home, and Chiu-Ho remained patient and continued to support us, providing his insight when needed. When we were ready to make our first offer on a single family home, this was the first opportunity for us to read through disclosures and inspection reports provided by a seller. Chiu-Ho also supplemented that process for other homes - some with not the best disclosures, and some with typical issues that are common to most properties. When it came to making the offer, he walked us through various contingencies, and what it meant to not have any. For this first one, we didn't get into contract, as he predicted. We bounced back immediately from this and continued our search.
We went to several places - townhomes and single family homes. My wife and I started to lose faith that we would find something. We were concerned that our "checklist" to screen properties before even going to open houses was too stringent. Chiu-Ho insisted that wasn't the case - and hung in there with us.
Eventually, after much deliberation, the second single family home we really liked met all of our requirements that we didn't want to compromise on. Chiu-Ho immediately came up with a plan. I'll never forget the conversation my wife and I had that night, which concluded with, "let's give it a shot." The next day, WE WERE IN CONTRACT, just like that! We couldn't believe it.
I wish I could write more. Chiu-Ho is an incredible professional, a true master of his art. When escrow concluded, I made it clear to him that what he did for us wasn't anything less than extraordinary. His support, wisdom, and guidance are unmatched. I had to tell this story, so others could grasp what we experienced.
